I have been a licensed real estate agent, broker, property manager for 24 years, as well as a member of the National, State, and local realtor associations, and a member of the local MLS involved in sales. Property and real estate managers handle the financial operations of the property, making certain that rent is collected and any necessary maintenance is completed and paid for, as well as making sure the mortgages, taxes, insurance premiums,and maintenance bills are paid on time.
As your manager I will oversee the preparation of financial statements and report monthly to you on the status of the property.
As manager, I personally negotiate contracts for janitorial, security, landscaping, trash removal, and other services.
I personally monitor the performance of contractors to ensure proper execution / completion of repairs, etc.
As needed I authorize the purchase of supplies and equipment for the property and make arrangements with professionals for repairs. Purchases above an agreed upon amount will be approved by the owner before implementing.
In addition to fulfilling these duties, I understand and comply with pertinent legislation, such as the Americans with Disabilities Act, the Federal Fair Housing Amendment Act, and local fair housing laws.
Above all, as your manager I will make certain that renting and advertising practices are not discriminatory and that the property itself acts in accordance with all of the local, State, and Federal regulatory and building codes.
